Perth, Sales Market Update

The big talking point during this quarter was the potential impact of the decision for the UK to leave the EU. The early signs are that there hasn’t been any real negative impact on our local market but we remain focused on all aspects of our service and marketing, to ensure we are consistantly achieving the best results for all our clients.

During July, August and September we recorded 78 sales. A 10% increase on the previous quarter and a 12% increase on the same period last year. A very positive result, considering the Brexit factor and school holiday period.

The government funded LIFT scheme has also helped many first time buyers take a bigger step onto the property ladder than previous years. This has however impacted on the volume of flats being sold but greatly benefitted those selling 2 and 3 bedroom houses of up to £170k across various areas of Perth such as North Muirton, Letham and the Western Edge. Interest in these types of properties is so high that our sales negotiators have a growing list of ready-to-move buyers and again recorded more closing dates for these types of properties.

Whilst we did sell some flats during the quarter, prices are becoming more competitive and presentation is now absolutely key in making your property stand out from the crowd.

Two and three bedroom bungalows in Scone proved to be a big seller during this period, as well as 3 and 4 bedroom detached family homes in locations such as Oakbank, Craigie, Luncarty and Bridge of Earn. We also agreed sales on a number of new build properties in Auchterarder.

We also recorded 14 sales in excess of £300,000 during these 3 months. Hopefully a sign of some improvement in the mid/high value end of the market, which has proven to be quite protracted since the introduction of the increased LBTT rates in April of 2015.

And finally, the end of this quarter also saw us retain our position as the top selling agent across the Perth area for 2016 so far. Independent data provided by Rightmove, shows we have recorded more sales than any other agent or solicitor firm in this area, and with less properties available than some of our competitors.

For me, this demonstrates how effective our pro-active and unique approach is proving to be and is great recognition for the effort of our hard working team.

Perth, Letting Market Update

Another busy quarter to report on and another which saw a number of landlords bring their portfolios to Clyde from their existing agent.

Two and three bedroom ex-council houses are proving to be a popular choice among potential tenants, with demand of these types of properties completely out-stripping supply. If you have a property of this type in any location in Perth or surrounding villages, we want to hear from you.

With small houses proving to be very popular, competition amongst city centre flats has also proven to be high. This means that landlords have to ensure their property is presented as attractively as possible to make it stand out from the crowd and we work with our clients to offer advice on any decorative works or improvements that could make the difference in achieving a successful let.

With jobs being created locally and Perth being ideally located for those commuting to other larger cities, we also recorded a handful of lets on large, high-quality homes ranging between £1200 to £1400 per month. These higher value lets pushed our average rental income upto £700 per month and helped keep our average let time to 10 days.
