The historic town of Hamilton, home to the world famous missionary and explorer David Livingstone whose home stands on Burnbank Road to this day.  The area was formerly home to Hamilton Palace, which was the largest non-royal residence in the Western world until it was demolished in 1921 due to ground subsidence.  After the Scottish War of Independence, the Hamilton family were rewarded with land known as Cadzow by Robert the Bruce and this ground is now known as Hamilton.  The Hamilton family constructed a selection of Landmark buildings that include The Hamilton Mausoleum, which has the longest echo of any building in the world!

Hamilton, Sales Trends Oct-Dec 2016

We are thrilled to have observed and report how we capitalised on a housing market across the Lanarkshire area that was buoyant and rewarding, particularly from a sales perspective during the last quarter. As a branch, we were able to seize this opportunity, and through a terrific team effort, managed to secure the successful sale of 42 quality homes, of various types, at the home report evaluation figure or higher. This level of activity demonstrates a marked improvement in comparison to our sales return this time last year.

There is no doubt that relatively low stock levels in the market combined with continued demand are the key factors that led to this vibrant and competitive sales environment. The average selling time during this quarter was reduced to only 2 weeks and the average price achieved for our new listings was 2% over the home report valuation.

Examples of some of our accomplished sales during the last quarter are as follows:

11 Dunlop Crescent, Bothwell is a beautifully extended three bedroom detached villa occupying a a substantial plot in the heart of the village. We listed the property at offers over £359,995, with a home report valuation of £375,000. On week one of marketing, we introduced eight parties to the property coming directly from our extensive mailing list of buyers. We managed to secure a remarkable figure for our client at 9% over the asking price and the highest sale figure ever recorded within the crescent. In my opinion, I put this successful sale down to our quality marketing campaign along with our outstanding negotiating skills from Area Manager Chloe Ferrier.

One particular sale I would like to share with you is the sale of 64 Tuphall Road, Hamilton. The property was previously on the market with Slater Hogg for over a year. The client was extremely disappointed with the service they received and appointed Clyde to take over the marketing campaign. Our pro-active approach and professionalism secured an offer in just 4 weeks on the market and the price achieved was 10% over the asking price. A perfect misconception is that all estate agents are the same, well this example explains exactly why Clyde are the go to agent to sell your home. The last example I wish to highlight is the sale of 50 Motehill, Hamilton. This four bedroom detached villa is located within one of Hamilton's most prestigious developments and is seldom available on the open market. With my clients reserving a new build property, It was Clyde's job to secure a deal as quickly as possible but yet again achieve the best possible price. The villa was priced at offers over £295,000 with the home report value at £310,000. In just 1 day on the market we introduced the successful buyer to the property and we achieved a phenomenal figure at £305,000.

As these examples demonstrate, the market has been extremely competitive and our response has been to achieve a total of 14 closing dates for this quarter alone. Our timing in applying the closing date on numerous occasions has proved critical and effective for both ourselves and our client. In fact, “CLOSING DATES” are becoming the norm in the Lanarkshire area and have increased by 30% from the previous year.

The most popular styles of homes to purchase throughout 2016 have been detached villas and luxury flats in area such as Bothwell, Uddingston, Hamilton, Fernigair and Motherwell. With the shortage of properties available in these particular areas, we have a database of registered buyers looking to buy now. We will move to seize this opportunity and aim to secure successful sales in the early part of 2017.

So what do we expect to happen in 2017? We forecast the property market in Lanarkshire to grow from strength to strength. Despite recent changes in the political and economic landscapes, I remain confident, given our extensive knowledge of market trends, this will not affect market opportunities. The house prices have increased by 4% in 2016 and I predict the market to increase by 5% this year.

Hamilton, Letting Trends Oct-Dec 2016

During the last quarter, the Hamilton branch has seen a huge change in what type of properties are in high demand. Previously one or two bedroom flats would rent out in an average time of 10days however we saw this type of property sitting on the market for weeks. This is down to the flat market being completely overpopulated with the high number of local letting agents. There are currently over 200 available one and two bedroom properties on the market across the Hamilton, Motherwell, Bothwell and Uddingston areas. 

What we have found to be in high demand is the family home. We have seen a huge increase in tenants looking for 2/3 bedroom semi-detached and detached properties with outdoor space for children. There is also demand for the larger, higher end rental for people who have relocated with work and would like to test the area prior to purchasing and also families who have recently sold and have not found somewhere to buy.

Recently our head office instructed us to re-advertise a stunning five bedroom property which we have managed for years in Provost Crescent, Netherburn because the current tenants had served their notice. We found new Tenants who were relocating from The Netherlands within 1 week of the property being re-advertised. The young couple would like to purchase a property however they are unsure of local areas and would like to rent for 12 months before they commit to buying.  

Now that we are into our final quarter I am expecting the rental market to really pick up. Already in our first week of January we have seen an increase is new let valuations and an increase in enquires for available properties.

Living locally in Hamilton
