Falkirk, Sales Market Update

After an outstanding January to March the momentum continued, and sales were quite spectacular over the months of April to June.

April trading was particularly brisk and highlights included the sale of two properties at offers over £775,000 and £640,000 respectively, which underlined market confidence.  For such large and expensive properties to sell, it means that the lower to mid market is selling particularly well and having a positive 'knock on' effect to the demand for the upper end of the market.  Demand across the market was indeed so strong that a shortage of properties for sale was was very much in evidence giving cause for a lot of buyers to remark upon a more limited choice of property available.   May and June saw increased demand and many closing dates, most with very quick offers and excellent prices.  Late June slowed a little with the oncoming traditional holiday period as expected.  We were asked a lot about the Brexit referendum result which may have slowed the market literally for the Friday of the result and perhaps the following Monday however by the Tuesday phones were ringing and sales going through as business continued as usual.  The latter quells any fears of a detrimental Brexit effect on the property market. 

The majority of buyers, circa 68%, were local, as would be expected, with the remaining balance from further afield, no doubt attracted by the superb affordability, excellent amenities and commutability Falkirk and the surrounding area has to offer.  Central Falkirk, Larbert, Stenhousemuir, Brightons and Polmont experienced the highest demands.  Many of the other surrounding towns and villages including Grangemouth, Denny, Shieldhill, Bonnybridge and Dunipace were also selling well over the quarter. 

Rightmove, the UK's number 1 property portal who do the most exhaustive and accurate market research were once again able to confirm that the Clyde Falkirk office were the number 1 sales agent in the area for quarter 2 of 2016.  Overall a superb quarter in what is a very stable and confident marketplace.

Falkirk, Letting Market Update

The Falkirk branch continues to go from strength to strength with excellent levels of activity in the last quarter. The local rental markets continue to perform very well with average period on market falling well below two weeks, we continue to strive to find the best quality tenants for our clients and even with our high standards exceptional results are being realised. Encouraging price increases have been seen, the local market for well presented modern flats showing significant increases in particular. 

As ever the demand for good quality family homes within the Falkirk area remains high and the available stock continues at a particularly low level. This low level of supply has a direct influence on the market and for our landlords provides encouraging figures. A recent re-let of a detached bungalow saw three applicants all of great quality achieved within the first viewing. A suitable candidate was selected that day and the property went under offer within days of appearing online.

Another excellent example of the demand for family homes, a beautifully presented modern detached villa within a popular development in Larbert saw multiple applications received at the first viewing and a premium of £50 achieved over the advertised price of £1400.

We retain a number of high quality quality tenants who are looking for similar accommodation within the Falkirk and Lambert area so I would be very keen to speak with anyone thinking of renting a similar property.

We continue to increase our available stock and have agreed a number of lets in recent weeks – myself and the Falkirk team remain extremely hands on securing the best tenants for our clients in the shortest possible time frame. 

The figures make for exciting reading and show substantial increases over last years figures, a brief look at these below:

  • Average time to let an impressive two weeks
  • Twenty leases agreed within the last quarter
  • 5% increase in rental prices especially within the buyout flat and family home markets.
