It is safe to say that our positive, pro-active service that we brought to the capital at the beginning of the year has resulted in a fabulous last three months as we continue to grow our brand and unrivalled reputation in Edinburgh. Our unique and innovative marketing means that we have the expertise to ensure that we maximise the exposure of every property, generate the highest level of interest and achieve the best possible price for every home we sell.

This combined with exceptional customer service from a dedicated team of local professionals who will be based in our Morningside branch 7 days a week until 8pm every day, allows us to deliver a unique service which has been the foundation for our industry leading reputation.

This is proven by the fact that we listed and sold our first properties before even opening our new office doors! The average marketing time of our properties sold during the last quarter is 28 days achieving on average 5% over home report valuation. Several of our sales have been above the £700,000 mark indicating that this sector of the market remains active despite a perception that this price bracket is struggling. One property achieved in excess of 10% over home report valuation at closing date with another in Morningside selling in just 3 days for £35,000 over home report valuation, emphasising that our 'hands on' strategy and fresh approach is just what sellers and buyers want to see in the capital.

As our reputation grows we are now being approached by sellers who have been unsuccessful with their sale with another agent and our advice, marketing and hard work have secured them a sale that they are delighted to accept. A perfect example of this was a sale we agreed after 5 weeks on the market with an exceptional marketing campaign complete with aerial drone video. The property had been languishing on the market for nearly 2 years with another agent but we breathed new life into the sale and tackled the sale head on with a dynamic, fresh campaign. It is safe to say that our clients are delighted and this is one of the many examples that confirms that not all agents are the same!

What is happening in the market?

Selling periods have remained short with a large proportion of properties reaching a closing date and certainly achieving in excess of home report valuation. In this situation sellers could hope to achieve in the region of 5-10% over their home report value and in some cases beyond! Properties are always in high demand in the EH10 district due to excellent school catchment, access both into the city and out and a fantastic blend of cafes, bars, restaurants and local amenities. In particular two bedroom tenement flats, modern blocks with residents lift systems and with family homes continuing to be popular, especially bungalows. These properties are proving to be the best performing at this time. Clyde Edinburgh have had our best month to date in terms of sales and listings in November 2016, indicating that the market remains a lot more consistent throughout the calender year, without the perceived seasonal high's and low's. Stock however is low with a lack of choice for buyers in prime areas, this can be attributed to the festive period that inevitably slows things down but we have several clients getting properties ready to launch in early January!

We believe that 2017 will continue to be a positive and strong market for property in Edinburgh with an average rise of 5% in prices being anticipated. There remains a cloud of uncertainty however the Edinburgh market remains strong with demand certainly outweighing supply. We have found a continued demand for first time buyer property with one example being a two bed flat in Polwarth selling at closing date within 15 days of marketing with 7 offers all above HR valuation. We are also seeing a surge in investment in 'buy to let' properties from clients outwith Edinburgh in the usual hot spots around the University which continue to be desirable with students and young professionals alike. The early signs in 2017 are encouraging with new valuations filling the diary throughout January indicating that there will be a surge of new stock becoming available but also an increase in number of buyers once they have sold and strengthened their own buying position.

Edinburgh, Letting Trends Oct-Dec 2016

As anticipated in our previous reports, average rents in Edinburgh have now broken the £1000 per month mark to reach £1014, up 7.6% year on year. Good news for landlords but concerning for tenants who may also find it increasingly hard to secure a rental in the capital due to the speed of letting for popular 1 and 2 bed properties, at just 10 days. This average time to let usually covers the period for viewings, deposit collation and the obtaining of references, so at present tenants have to be quick or more importantly, regular on our database.

Throughout Q3 we have seen the demand for rental properties dramatically exceed supply. Fierce competition from tenants has led to an increase in rents and decrease in total time to let, all of which is positive news for landlords. We are able to find tenants off market through our database of pre qualified tenants. By providing this service, tenants are happy knowing that we are actively trying to source them property to rent. Similarly there has been an increase in landlords from out with Edinburgh who wish Clyde to source them investment property.

December has been one of our busiest months since opening in Morningside. There have been 7 new properties brought onto the market with an average rental price of £1242 per month. Our excellent marketing and flexibility with viewings enable us to present the best quality tenants to our landlord within days and even hours of marketing.

In particular two bedroom traditional flats and unfurnished family homes continuing to be popular.

We believe that 2016 will continue to be a positive and strong letting market in the capital with an average rise of 5% in rents being anticipated. We have found a continued demand for properties upto £750 per month. We are also seeing an increase in investment buy to let investors from buyers outwith Edinburgh in the usual hot spots around the areas which command the greatest yields such as Leith, Gorgie and Fountainbridge which is in the middle of being regenerated.

This quarter we also noticed an increasing number of landlords switching to our management service. At the moment we are offering 3 months free management so don’t hesitate to take advantage of this wonderful opportunity. Here at Clyde we feel it is very important to provide realistic valuations. If a property is overvalued it can remain empty for longer than it should. Switching couldn’t be easier, as a Landlord who was particular unhappy with his letting agent found out.

After having just two viewings of my property for nearly a month I was frustrated as my date for moving to NZ came closer. "Couldn't have asked for anything more from a selling agent"

This is my first time selling a property, and having to do it immediately post-Brexit was nerve-wracking to say the least! Clyde property got my property on the market quickly, taking over the areas that I didn't have time to deal with, but yet giving my full control and final say in all the marketing material, etc. They worked well with the tenant who was still living the property to reduce disruption whilst ensuring that viewing requests were dealt with promptly. "Edinburgh has finally got a great estate and letting agency which it has been lacking!"

I had my property on the market for a few months with another agency in Edinburgh and had no interest, no recommendations or support from the Agency. I contacted Stuart Brown at Clyde in Edinburgh and he could not have been more helpful. He had some great idea's on how to market the property, the photographs and brochure was fantastic and we had immediate interest - the team in Edinburgh went out their way to accommodate any viewing requests and kept me posted via MyClyde and by phone at every stage. Living locally in Edinburgh

Morningside is one of Edinburgh’s most sought after residential districts lying approximately 2 miles to the south of the city centre. Morningside and nearby Bruntsfield offer a wide range of local and speciality shopping, including a Waitrose, Marks & Spencer and Sainbury’s Local as well as the privately owned Dominion Cinema and a superb selection of restaurants and bars.

Excellent schooling is located close by in both the state and private sectors at primary and secondary levels.

The city centre is easily accessible by car or by excellent public transport services from Morningside Road. Here there is an even wider array of shopping on Princes and George Street as well as world famous landmarks such as Edinburgh Castle. A short drive south takes you to the Edinburgh city bypass offering easy access to Straiton Retail Park, The Gyle and Gogarburn, Edinburgh International Airport and the M8 and M9 Motorways.
