Edinburgh, Sales Market Update

It is safe to say that our positive, pro-active service that we brought to the capital earlier this year has resulted in a fabulous last three months as we continue to grow our brand and exceptional reputation in Edinburgh. Our unique and innovative marketing means that we have the expertise to ensure that we maximise the exposure of every property, generate the highest level of interest and ultimately achieve the best possible price for every home we sell.

This combined with exceptional customer service from a dedicated team of local professionals who will be based in our Morningside branch 7 days a week until 8pm every day, allows us to deliver a unrivaled service which has been the foundation for our industry leading reputation.

This is proven by the fact that we listed and sold our first properties before even opening our new office doors! The average marketing time of our properties sold to date is 21 days and they have achieved on average 4% over home report valuation. One property achieved in excess of 10% over home report valuation at closing date with another in Morningside selling in just 3 days for £35,000 over valuation, emphasising that our strategy and fresh approach is what sellers and buyers want to see in the capital.

As our reputation grows we are now being approached by sellers who have been unsuccessful with their sale with another agent and our advice, marketing and hard work have secured them a sale that they are delighted to accept. A perfect example of this was a sale we agreed after 6 weeks on the market with an exceptional marketing campaign complete with aerial drone video. The neighbouring house was on the market for 6 months with another agent and to this day continues to be so. We achieved a sale price higher than the current fixed price of the adjacent property.

What is happening in the market?

Selling periods have continued to contract with a large proportion of properties reaching a closing date and certainly achieving in excess of home report valuation. In this situation sellers could hope to achieve in the region of 5-10% over their home report value and in some cases beyond! Properties are always in high demand in the EH10 district due to excellent school catchment, access both into the city and out and a fantastic blend of cafes, bars, restaurants and local amenities. In particular two bedroom tenement flats, modern blocks with residents lift systems and with family homes continuing to be popular, especially bungalows. These properties are proving to be the best performing at this time.

We believe that 2016 will continue to be a positive and strong market for property in Edinburgh with an average rise of 5% in prices being anticipated. Now that the Brexit Referendum has been and gone there remains a cloud of uncertainty however the Edinburgh market remains strong with demand outweighing supply. We have found a continued demand for first time buyer property with one example being a two bed flat in Polwarth selling at closing date within 15 days of marketing with 7 offers all above HR valuation. We are also seeing a surge in investment in buy to let properties from buyers outwith Edinburgh in the usual hot spots around the University which continue to be popular with students and young professionals alike.

Edinburgh, Letting Market Update

As expected, Edinburgh rents have now surpassed the £1000 per month average mark and now stand at £1014, with growth of 7.6% over the year. Whilst this is undoubtedly great news for Landlords who have Edinburgh property investments, it will be concerning for Tenants to see sustained growth at these levels. Indeed they may also find it increasingly difficult to secure their preferred property given the pace of the current market for popular 1 and 2 bed properties, letting at 14 and 20 days respectively. 41% of 1 bed properties in Edinburgh now let within a week.

As summer draws to a close, so does traditionally the busiest time for rentals. Throughout Q3 we have seen the demand for rental properties dramatically exceed the supply. Fierce competition from Tenants has led to an increase in rents and decrease in total time to let, all of which is positive news for Landlords. This trend looks to continue and we anticipate another strong quarter in the rental market.

There was strong demand across the board for a wide selection of properties, particularly furnished 1 bedroom apartments (£625 - £825 PCM) seeing multiple enquiries. Two bedroom furnished flats around the £900 - £1350 PCM level also performed remarkably well. Much of this demand was from those looking for longer term lets, particularly the under 30 demographic who struggle to get on the property ladder in the Capital, where property values are high and larger deposits are required.

In addition, for the first time in the industry we are seeing increased levels of rental business whilst property sales also increase. Historically the two don’t rise together, with more of a see saw effect being the trend of old. This current trend where both are on the rise is largely down to increased sales confidence as more and more people consider property as a secure investment, given the low interest rates on offer by the banks. This, coupled with more Tenants being forced to rent due to significant deposits still being required by lenders and the fact that many young professionals are preferring the flexibility of renting and pursuing job opportunities more readily.

This quarter we also noticed an increasing number of Landlords switching to our management service. At the moment we are offering 3 months free management so don’t hesitate to take advantage of this fantastic opportunity.

At Clyde we feel it is very important to provide realistic valuations to Landlords. If a property is overvalued it can remain empty for longer than it should. Switching couldn’t be easier, as a Landlord who was particularly unhappy with his previous letting agent found out. His property was empty for 51 days and he was staggered when we secured him a tenant within 3 days of marketing!

After having just two viewings of my property for nearly a month I was frustrated as my date for moving to NZ came closer. "Couldn't have asked for anything more from a selling agent"

This is my first time selling a property, and having to do it immediately post-Brexit was nerve-wracking to say the least! Clyde property got my property on the market quickly, taking over the areas that I didn't have time to deal with, but yet giving my full control and final say in all the marketing material, etc. They worked well with the tenant who was still living the property to reduce disruption whilst ensuring that viewing requests were dealt with promptly. "Edinburgh has finally got a great estate and letting agency which it has been lacking!"

I had my property on the market for a few months with another agency in Edinburgh and had no interest, no recommendations or support from the Agency. I contacted Stuart Brown at Clyde in Edinburgh and he could not have been more helpful. Living locally in Edinburgh

Morningside is one of Edinburgh’s most sought after residential districts lying approximately 2 miles to the south of the city centre. Morningside and nearby Bruntsfield offer a wide range of local and speciality shopping, including a Waitrose, Marks & Spencer and Sainbury’s Local as well as the privately owned Dominion Cinema and a superb selection of restaurants and bars.

Excellent schooling is located close by in both the state and private sectors at primary and secondary levels.

The Hermitage of Braid, Blackford Hill and Braidburn Park are fantastic for outdoor activities and for walking the extensive Pentland Hills Country Park is situated nearby at Hillend, also home to a dry ski-slope. The area has many fine golf courses including The Merchants, Mortonhall and the Braids and Braid Hills Golf Centre Driving Range. 

The city centre is easily accessible by car or by excellent public transport services from Morningside Road. Here there is an even wider array of shopping on Princes and George Street as well as world famous landmarks such as Edinburgh Castle. A short drive south takes you to the Edinburgh city bypass offering easy access to Straiton Retail Park, The Gyle and Gogarburn, Edinburgh International Airport and the M8 and M9 Motorways.
