Clarkston, Sales Market Update

Oh to be a potential seller in East Renfrewshire!

I can only say that as a general hint to people who are looking to sell in the coming months!! The buoyancy in the sales market is quite remarkable.  Demand for family homes (three, four and five bedroom semi and detached villa) in and around the Clarkston, Giffnock, Netherlee and Newton Mearns areas are most definitely outstripping supply with multiple offers being achieved for all properties coming to the market, with record prices and selling times being recorded.

A remarkable recent sale was a beautiful semi detached villa in Grafham Ave Giffnock  where we received 15 offers at a closing date and achieved a staggering 15% above the Home Report value, needles to say we had very happy clients!

If you have a bungalow or villa of any description in the East Renfrewshire area and you are considering selling dont wait until the Spring, do it now!

I can assure you that we have the buyers within our mailing list of just under 1,000 'hungry' clients, just waiting to view your home.

It is the success stories mentioned earlier that we pride ourselves on, we are still the dominant agent locally, as per the most recent statistics from Rightmove Intel where we listed in excess of 20% more homes than any of our competitors. An amazing 85% of the properties sold within three weeks of coming to market and 89% of the homes we sold this year have achieved sales prices substantially higher than the home report value.

Clarkston, Letting Market Update

The Rental market in the East Renfrewshire area can be split into two separate brackets;

1- Buy to let investors

2- Family buyers looking to move into the area to secure placements for schooling.

The Buy to Let market is especially strong in and around the Clarkston, Busby and Giffnock areas where 1 and 2 bedroom flats are highly sought after. The target market being younger professionals looking for a home close to public transport and amenities. Any flats that come to the market in these areas are experiencing a very quick take up period of 2-3 weeks with multiple applicants in every case and strong rental figures achieved between £500 - £750 pcm.

The Stamperland area of Clarkston is especially popular with high demand for two and three bedroom terrace and semi-detached villas with rental figures between £700 to £900 pcm.

Think of the return you are getting in the Banks at the moment, virtually nothing as interest rates are cut to record low levels. Property in the right areas therefore, is a sure way of getting a return on investment and the current yields are very healthy. Think of your pensions and what property investment could do for you!
