Bearsden, Sales Trends Oct-Dec 2016

October, November and December have firmly quashed the belief that the local housing market is seasonal. Historically, this period tends to experience a downturn in activity with those considering moving deciding to do so after January and hence available housing stock levels diminish to very low levels. We launched another 4 new listings in the week leading up to Christmas week and achieved 11 successful over the final fortnight of December. As a comparison, our viewing levels are up 29% on the same period last year, the volume of sales have increased by 21% with 72 sales across the quarter and the vast majority of which continue to be sold at closing date, with several offering parties, for prices above expectations.

In order to come out of the blocks quickly in 2017, we prepared the marketing material for a number of impressive homes that will grace the market early in the New Year. So, if you are considering moving in the early stages of 2017, now would be the time to contact our Bearsden office and we will not only run through the properties due to launch in the coming weeks, but also ascertain a clear idea of your wish list for your next home.

Activity remains widespread across the ever buoyant Bearsden and Milngavie markets but also the slightly more outlying villages. It may come as no surprise that the largest appetite continues to be for semi-detached villas from £150,000 - £300,000, traditional villas from £300,000 - £500,000 and detached bungalows, also in this price bracket. The fact that available housing stock remains lower than demand meant viewing levels increased and as a result, the number of properties sold at a closing date in 2016 were 27% higher than in 2015.  A glimpse of this was the extremely active sale of 47 Kessington Road in Bearsden. This charming, if somewhat dated bungalow with accommodation on one level was marketed at Offers Over £225,000, against a home report valuation of £250,000. A staggering 37 viewers were introduced in just 10 days and the property was sold at closing date, with 10 offers, for a figure around 30% above the asking price.

Schooling is a key factor for many when searching for their next home and this undoubtedly heightens demand whether it be for local schooling in Bearsden and Milngavie or slightly more outlying schooling including the ever popular Balfron High School. This bode well with the sale of 9 Dominie Park, Balfron. Carrying a home report valuation of £245,000 and an asking price of £229,000, we utilised our state-of-the-art database generating 15 viewers in just 12 days. This resulted in the property being sold at closing date, with numerous offers, for a figure well above the home report valuation.

I am delighted to report that going into quarter 3 the rental market is still as strong as the preceding quarter. There is still a very high demand for rental properties within Bearsden, Milngavie and the surrounding areas. When compared with the same period in 2015, the letting market in the area has shown significant growth, with our office moving tenants into properties in the days leading up to Christmas and right through the festive period. 

The usual trend in the final quarter of the year is that the market significantly slows down, however we have been pleasantly surprised by the continued demand and level of rental properties we have tenanted within these past few months. Rental values remain high and turnaround time between tenants remains short thus putting landlords in a prime position. This is mainly down to a lack of rental stock combined with a growth in tenants looking for a property allowing landlords to achieve a higher yield.

The same level of demand, as seen earlier this year, has continued with properties from one bedroom flats to 4 bedroom family homes proving very desirable in the current market. The type of properties that are the most sought after are 2 to 3 bedroom family style homes in Bearsden and Milngavie especially within school catchment areas.

In 2016 the additional property tax affected the amount of rental properties coming to the market however this worked in our landlord's favour as it heightened the demand for available rental properties. Despite political uncertainty, the buy-to-let sector still offers excellent returns for landlords.

In this last quarter, Clyde Bearsden has had a mean advertising time of just 5 days and an average of 15 viewers at every rental property. This record number of viewers allows us to create a competitive situation where ideal tenants have been procured. 

Notable properties this quarter are new lets at 12 Burnside Court and 53E Montrose Drive receiving applications from every tenant who attended the viewing- with competition so fierce that tenants have offered money on top of the advertised monthly rental price to try and secure the property. The landlords of these properties were thrilled to have tenants paying higher rents, at a time when they had expected their properties to be empty over the festive period.

With this heightened demand, we are recommending regular rent reviews. One property, 46 Castlemains Road, was placed under offer 3 days after coming to the market and achieved a premium of £100 per month above the previous rental over a 12 month tenancy. We are finding that tenants are often renting well past the 6 or 12 months they have originally signed up for, allowing landlords to enjoy longer leases and uninterrupted rental income.

At Clyde Bearsden, we have started the New Year on a very positive note with two parties moving into properties in the first few days of January with many more to follow and we believe this will continue well into the Spring and Summer months. Lettings within this affluent area of Glasgow have continued to grow and have in fact nearly doubled on this period compared to last year.

Given how 2016 has ended I predict that this confidence and growth within the rental market will remain as we move towards the Spring and Summer months.

Living locally in Bearsden

Since the mid 1800's, Bearsden grew steadily due to its new rail links to Glasgow and today it is firmly established as one of the most desirable and indeed affluent areas to live in Scotland. With such a diverse range of amenities on offer, Bearsden's residents enjoy a wide selection of shops and supermarkets, with Marks and Spencer, Asda and Tesco and  all found locally. A new Waitrose opened in 2015 in Milngavie, Bearsden's closest neighbouring town. There are numerous coffee shops and bars in the area and a number of restaurants cater for every taste.

The area boasts bowling and tennis clubs, sports centres and no fewer than seven golf courses, all within ten minutes' drive. There is even an outdoor dry ski slope! For those who love the outdoors, Bearsden and Milngavie have a number of picturesque parks and outdoor spaces, with the start of the West Highland Way found in the centre of Milngavie. Mugdock Country Park is nearby and some of Scotland's finest scenery is only a short drive away.

There are a number of excellent nursery and primary schools in the area, with the highly regarded independent schools of The High School of Glasgow and Glasgow Academy having their junior schools nearby. The recently rebuilt Bearsden Academy as well as Boclair Academy are consistently high performers and offer secondary education in the state sector.

Four train stations serve the area offering regular and direct services to both Glasgow and Edinburgh, numerous bus routes into the city centre and an international airport only fifteen to twenty minutes' drive away, Bearsden is a hard act to follow!
